I sign a lease for 3years option for two morewhat happens after that time frame. will i recieve another signing bonus?

It sounds like to me you got riped off signing for 15000 an acre. You let Wyldfire have 1350.00 of your money at least ! Because your contract will be sold. Wyldfire probably didnt even say thank you for your money ! I wouldnt be proud of the deal !!!

We just signed a lease with wyldfire energy. We were given a bouns of $2175. I'm not complaing, but I was wondering if this seems right even though we only have .145 of an acre. I was thinking we would get much less. It states in our lease that we do get 25% royalty. The downside is, I used a royalty calculator just to gestimate what we could get in royalties each month, and it is not much at all. Maybe $14-100 per month at the very most. Still I'm happy to have gotten $2175!

Are gas companies required to notify the homeowner before they start taking it out of the ground? If I haven't been contacted, does that mean no company is interested in leasing my property yet,if at all? I live in the west bursey ranch additon off whitley road and North Tarrant Parkway.

I own land south of Burleson by Alverado close to Exit 917. do you know an association or any pool that might be managing the gas lease within this area. I am south of Burleson Pool by Mr. Mahoney.I wish he would go further south as I find him a honorable man.Please advise I would be interested.

We own a property in Forest Hill (BTW, where's the FH forum? Thanks, S-T... Not!) and we signed a lease a while back. I remember getting a flyer on my door from someone associated with one of the local churches claiming we'd better hurry and sign, and once there was a 90% signup we'd be forced to lease at those terms or some such crap. The 90% part may actually have come from the gas company itself in some of their literature, I don't remember.
I now see that this was all a scam to rip off a bunch of uninformed people. We were one of the first neighborhoods targeted for drilling, and now I know why...

we have 75 acres in parker co. about 5 miles south of Weatherford. Is there much leasing interest in that area? What is the going rate per acre?

I live In Burleson off Summercrest and Hillside Dr. and just got an offer for 3000 dollars an acre, which is about 500 dollars for this street! The offer was from PFMLand, out of Cleburne Tx!

One neighbor told me to go to Bob Duncan Thursday Night to sign a gas lease with Carrizo. She couldn't remember all the details. I live in Central Arlington between Center and Collins/Pioneer and Park Row. Does anyone know what Carrizo is offering?

In late September, 2007, SW Grand Prairie, Forum Estates Subdivision received an offer from Davis Land Services on behalf of Chesapeake. They are offering $2000 per acre signing bonus for a 5 yr primary term lease. The royalty offer is 20% less post-production costs.
In short, these are terrible terms but a lot of owners have signed anyway. I am trying to organize the area for a competitive bid but have had little effect to date.
I have been researching the subject and started a blog at the URL above to post my findings and comments.

Offer from XTO for Wedgewood Community[we have an HOA, yet did not negotiate this through them]> Feb `08 = $10k pr Acre / 25% for 3yrs / Options to 5yr with additional bonus.
This IS an Increase from Initial Offering of $5k / 20% as of Sept `07.

Starting February 16th, the homeowners in Ross Downs in Colleyville have been receiving letters from Dale Resources (announcing that letters will be sent out soon) and Colt Exploration/XTO Energy containing a letter, lease , W-9, etc offering $7,000 per acre and 25% royalty. Ross Downs is located north of Hall-Johnson and west of Pool Road at the northern edge of Colleyville just off Highway 26.
The Ross Downs HOA will host an information meeting for residents on Thursday February 28th from 7:00 - 9:00 pm at the Colleyville Center. All residents are encouraged to attend.

Just started getting leasing information from Eagle Land Services and Paloma Resources. Ealge came to my door this morning offering 10,000 acre signing bonus, 25% royalty.
I live in the Quail Crest Area in South Arlington 76014.

Homeowners are a little smarter than many leasing companies give them credit for. I can tell by reading this blog that there are many neighborhoods who have formed alliances and are working together to negotiate the best lease offer they can. Good for them! That's exactly what we have done in far North Hurst and Southwest Colleyville. We have over 1200 homeowners in our group and we cover hundreds of acres. Although we have worked with other leasing companies (Fidelus Land Co., www.fidelusland.com, did a lot of initial title work and offered us a MUCH better lease,) Petrocasa Energy (representing The Harding Company/Exxon Mobile joint venture called DDJET) has leased all the available drill sites in our area and essentially established a monopoly. No one else is interested in our areage because they won't be able to drill! Petrocasa is insisting that their economic model doesn't allow them to go above $3,000/acre signing bonus and 23% royalties. Amazing! I know Exxon Mobile has been struggling to make profits lately (yea, right), but I didn't think they were that strapped for capital! We are also among the groups of homeowners who are holding out for a fair market price for our mineral rights. I hope there are more and more homeowners groups who can galvanize and demand fair compensation for what we can supply. Attempting to characterize the Barnett Shale venture as "extremely risky" and marginalize the value of the minerals upon which our homes sit is misleading at best and dishonest at worst. Good business dictates that you pay the least amount possible for anything you must acquire, but good ethics dictate that you don't do that dishonestly. Shame on the leasing companies that are trying to lowball homeowners, especially those on a fixed income or without much knowledge in this area!

I own land ( 100% mineral rights ) in Hill Co., Texas about
1 mile northwest of Itasca, near corner of FM 934 and HCR 4120.
Within a radius of 2 miles there have been at least 20 gas wells
drilled. For some reason "Inside" the 2 mile radius NO wells have
been drilled, they all seem to be situated on a 180 degree
radius. It appears Chesapeake owns most of the leases within
this area of no wells. Several of these leases are set to expire
in 2008.
QUESTION:
1-- Is there just not enough gas in this area to
warrant drilling????
2-- Is there ANY other reason for no drilling
activity in this area???

Jan 19, 2008 landmen from Thunderbird Oil and Gas (Alvarado) came into Coldwater Creek subdivision in SE Arlington (76018, off Sublett between New York and Collins, near TCC SE Campus) offering a whopping $600 to sign a 5-year automatically renewing lease with 20% royalties. This is their first offering, they are really pressuring to sign now "before it's too late".
DO NOT SIGN!! We don't have an HOA, but need to organize ourselves and get the offer to a realistic price.
