Pete Beierschmitt thinks Watauga homeowners can get a better deal from Harding Co. and leasing agent Petrocasa and invites his neighbors in Summer Hills to join him. Harding, which has a joint agreement with Exxon Mobil in the Barnett Shale, has filed to drill a well just south of Hightower and west of Rufe Snow Drive. Beierschmitt says Petrocasa first offered $1,500 an acre and a 20 percent royalty, and since has come up to $3,000 and 22 percent. But the city has gotten $3,000 and 25 percent, he says, and figures residents should get at least that. A North Richland Hills reader earlier reported receiving the $1,500/20 percent offer from Petrocasa earlier.
Beierschmitt invites residents to call him at 817-281-4142 or Marty Leicht at 817-577-3561. He says he has about 150 homeowners with him so far.

I'm in the Cleburne area, in a residential neighborhood and we got $3,000 an acre and 25%. 25% is pretty standard. I'm surprised they are offering 22%. I imagine they keep the 3% difference.

I have family in Hurst and in NRH that are in the business. They got offers of 3000 and 22% to begin with. From what they are saying your used car salesman anlogy is accurate. They are trying to lowball everyone and I personally find it insulting that they think we can't read the paper and see what our minerals are worth. My uncle who is in the business says to hold out, competition will get us a fair price. With their lowball strategy I am betting it wont be from Petrocasa.

Hi, I received a phone call from a Petrocasa rep yesterday with an offer. This is my first contact since I live here in Texas and Wisconsin. Their offer is $3,000 sign-on bonus per acre and 22% in royalty. The rep forwarded me the agreement by email. The agreed is valid until the end of January. The rep indicated their are only 5 left in the neighborhood that have not signed. Since I don't live in the neighborhood any longer I have no way to verify this information. I just don't know what to do? This is all new to me. Any help would be greatly appreciated. My email is txparadise50@yahoo.com

I just realized that I neglected to include in the above message that I'm a 24 year resident of Watauga. And I'm very interested in joining my neighbors in securing the best price possible. One more observation I'd like to make: It appears that the offers are being made on the relative property values in a neighborhood. But you can bet that the gas will be sold at the prevailing rates, ie. my Watauga gas sells for the same price as Arlington gas. To revisit my car salesman, he gives me $1500 for my Ford and gives you $15,000 for your Buick and when they hit his lot he sells two $30,000 SUV's.

My first encounter with Harding / Petrocasa was by mail dated 9/14/07, the offer for rights to my lot was based on $1500 per acre and a 20% royalty. Since that date, three times H/P folks have knocked on my door to wonder why I'm not jumping on their generous offer. And three times I've told them "I'm not interested." Yesterday, Jan. 8, 2008, a fellow left a voice mail message for me, saying, "I've gotten approval from my supervisor to raise the offer to $2500 per acre." He didn't mention royalties. This is sounding more and more like a used car deal to me.
